TDC Warns Against Unlawful Occupation of Public Lands in Tema Acquisition Area

TDC Ghana Limited has cautioned individuals and groups against the growing trend of unlawfully occupying and developing parcels of public land within the Tema Acquisition Area (TAA), warning that such acts are illegal and punishable under Ghana’s land laws.
In a public notice issued by the Company, TDC expressed concern over what it described as a practice where persons forcibly clear or fill lands, assume ownership, and later attempt to compel the Company to regularise their illegal possession.
“TDC Ghana Ltd. will not be compelled or muscled into recognising any such unauthorised occupation or development,” the statement emphasized.
The Company reminded the public that unlawful possession of public lands violates Section 236 of the Land Act, 2020 (Act 1036), which makes it clear that long-term occupation of public land does not confer ownership rights. According to the Act, anyone who occupies or builds on public land without lawful authority is in breach of the law and liable to punishment.
TDC further outlined the legitimate process of acquiring land within its jurisdiction. Prospective applicants are required to formally apply to TDC, after which the Company undertakes due diligence to verify availability and suitability. Successful applicants are then issued with proposal and offer letters, followed by payment, allocation, and the issuance of allocation documents. Development drawings must also be approved by TDC’s Development Department before submission to the relevant District Assembly for a permit.
The Company assured the public of its commitment to transparent and orderly land administration in line with its mandate, stressing that persons who attempt to acquire land through illegal means do so at their own risk.
